Abstract
In recent years, the commercial industry of San Francisco has seen a significant expansion with the number of new companies growing each year. To meet the rising demand for office space, the project of construction of the 18-story office building “Kolbeu” was developed by the engineering and design firm “AQ Company” LLP. The given report presents an updated full-scale architectural design and structural and geotechnical design of the building.
The Kolbeu building is located in the Financial District of San Francisco and has the
dimensions of 40x66m with a total gross area of 36,504 m^2. The building shape is distinctive with its inclined cut of 30 degrees to the horizon and solar panels installed on its rooftop. The Kolbeu can be occupied by 1,660 employees and has 150 parking slots in the building site in total. This report presents the requirements for floor and parking plans, landscape design, elevation views and other relevant technical drawings that were defined in accordance with the standards of CAD and the International Building Code (IBC). The chosen location is characterized with high susceptibility to seismic hazard, which defined the structural design of the Kolbeu. The building is to be constructed using precast concrete based on time and safety considerations. The report presents the design of a structural system, which includes the lateral force resisting system, gravity force resisting system, joints and structural members design. In addition, the calculations of the axial load, including dead and live load reduction, as well as the seismic and wind loads are provided. The finite element analysis has been conducted to verify the analytical model with hand calculations with further reinforcement detailing of structural members for ultimate and serviceability designs.
Geotechnical design of the Kolbeu building was controlled by seismicity of the region
and its susceptibility to liquefaction effect. The report describes the foundation designs,
comparing deep pile and shallow foundation, analysis of the load transfer mechanism. The detailed design of the foundation with the ground. Additionally, the PLAXIS finite element analysis has been performed to verify the stability of the sheet piles construction. In Geotechnical part of the project, the design of the retaining structure, deep pile
foundation, and pile caps have been performed. PLAXIS simulations regarding the sheet pile installation were done to validate the design. The design is done considering location challenges such as the dynamic behavior of the location soil. Moreover, post effects of the earthquake such as lateral spreading and soil softening were analyzed. In addition to it, jet grouting is offered to due weak soil conditions. The preliminary design of jet grouting is proposed. Above it all, another PLAXIS simulation of the earthquake is run to see the behavior of piles under lateral loading with and without the support of jet grouting.
Lastly, the report provides an overview of construction management of the Kolbeu. The
document includes an in-detail description of the project plan, its Work Breakdown Structure, scheduling estimations and risk analysis. In detail cost estimations for the project are provided as well and are based on the selected construction materials, equipment and labor cost.
Description
The project aims to design a multi-story office building in San-Francisco, California, USA.
Its scope ranges from investigation of office buildings’ primary functions and establishment of corresponding requirements; development of solid concept followed up with an interior, exterior and landscape architectural design of the structure; structural and geotechnical analysis to ensure safety, stability, serviceability for the building; finally, a study of construction management aspects of the project including scheduling and economic considerations. The deigned Kolbeu building has following parameters:

- Structural height: 18 stories (the tallest side) ~ 11 stories (the lowest side);
- Dimensions: 40 x 60 x 84.9 (the tallest side) ~ 48 (the lowest side) [m];
- Plan area: 2400 m^2;
- Structure type: Precast Concrete (dual force resistance system).
